Living in Pinehurst, South Lyon

It has front-porch homes, its own clubhouse and pool, and South Lyon schools. I live in South Lyon, and Pinehurst is one of the neighborhoods I'd show anyone who wants a newer home in a planned community. Here's my overview.
Where Pinehurst is
Pinehurst sits at the northeast corner of 10 Mile Road and Martindale Road in Lyon Charter Township, Oakland County, and homes have South Lyon (48178) addresses. Lyon Township's 2020 development report lists the Pinehurst planned development at about 150 acres, and it is built out.
The developer lists the school district as South Lyon Community Schools, and the homeowners association's site mentions South Lyon Schools too. Confirm the assignment for any specific address.
The homes
Pinehurst was built by Pulte Homes. When Pulte announced the community in 2006, it planned colonial and split-level homes of about 2,500 to 3,200 square feet, with first move-ins expected in spring 2007. Lyon Township asked for a "traditional" look, so every home was planned with a front porch, plus stone and brick accents. Homesites included walkout, daylight, wooded, and cul-de-sac lots. The developer, Schafer Development, lists the community as completed in 2017. That means most homes here are well under 20 years old.
A neat bit of history: Pulte planned to restore the original Peters farmhouse and barn, about 100 years old at the time, near the main entrance. It's a nice nod to the area's farm roots.
Amenities and what's nearby
Pinehurst has its own clubhouse and swimming pool. Residents get into the pool area with a proximity key fob, and the HOA sets seasonal hours. The original plan also included walking trails and a park inside the neighborhood.
The HOA's site sums up the location well: it's close to parks, golf courses, and recreation, with easy access to I-96 and US-23. Kensington Metropark is nearby, and so is shopping and dining in downtown South Lyon and Novi. HOA and key rules
The neighborhood is governed by the Pinehurst Acres Condominium Association, which is managed by Associated Asset Management (AAM). The full governing documents are in a members-only portal, but the association's public community page shares a few rules worth knowing:
- Architectural review: All new construction and all exterior changes need approval from the Architectural Review Committee before work starts. That includes landscaping and repainting. The committee has 30 days to respond, so build that into your project timeline.
- RVs: RVs can be parked on the street only briefly, up to 24 hours, to load and unload, and not in the clubhouse lot.
- Assessments: The association bills its assessment once a year.
