Living in Tanglewood Golf Community, South Lyon

I live in South Lyon, and when people ask me about the area's golf neighborhoods, Tanglewood comes up first. It's one of the best-known communities in Lyon Township. Homes and condos sit around a 27-hole public course, and you still get a South Lyon address. Here's what I'd tell a friend who's thinking about moving here.

Where Tanglewood is

Tanglewood Golf Community is in Lyon Charter Township, Oakland County, just outside the City of South Lyon. Homes use South Lyon (48178) mailing addresses. Lyon Township describes the development as bounded by 10 Mile Road, Chubb Road, 9 Mile Road, and Currie Road. The golf club itself is at 22805 Country Club Drive.

Tanglewood is served by South Lyon Community Schools. The homeowners association lists the district on its community information page. As always, confirm the exact school assignment for a specific address.

The homes

Tanglewood is big. Lyon Township's 2020 residential development report lists the main Tanglewood development at about 445 acres, with 302 single-family homes, 47 multi-family units, and three outlots. A separate Greenbrier section was approved for 99 single-family lots, with Pulte as the builder contact, and it was still being built out around 2020. That gives you a mix of homes from different years. Single-family homes and condos are both available, so there's room for a first move-up house, a larger family home, or a lower-maintenance condo.

The community is a collection of named sections, each with its own feel. The township lists Greenbrier, Grenelefe, Pointe O'Woods, Sawgrass, Shinnecock Hills, Spy Glass Hill, St. Andrews, and Tanglewood #1. When you're comparing homes, it helps to know which section a house is in, because some sections have their own association on top of the master HOA (more on that below).

Amenities and what's nearby

The heart of the neighborhood is Tanglewood Golf Club. It opened in 1991 and was designed by Michigan architect William Newcomb. The course has 27 holes played as three nines: North, South, and West. It's a public course, so you don't need a club membership to play. The club offers leagues, lessons, clinics, and outings, plus a pro shop and restaurant.

Off the course, you're a short drive from downtown South Lyon's shops, restaurants, and McHattie Park, and from Kensington Metropark and Island Lake Recreation Area for trails, beaches, and boating. HOA and key rules

Tanglewood has an umbrella homeowners association, the Tanglewood Golf Community Homeowners Association, managed by American Association Management. Some sections also have their own association. For example, the Tanglewood Greenbrier HOA covers the Greenbrier section. The master HOA has an official website, but its governing documents are in a members-only portal, so I don't summarize specific rules here.

My advice: when you're buying in Tanglewood, ask for the documents for both the master association and any section association. Read the architectural rules before you plan a fence, deck, or exterior change. The master HOA notes that status letters for a sale come from the master association.
