Living in Hidden Lake, South Lyon

Hidden Lake is one of the most unusual neighborhoods around South Lyon. The whole community is built around its own private all-sports lake. It also surprises a lot of buyers: it has a South Lyon address, but it's in Livingston County and in the Brighton school district. I live in South Lyon, and here's what you should know.

Where Hidden Lake is

Hidden Lake is in Green Oak Charter Township, Livingston County, between South Lyon and Brighton. Homes have South Lyon (48178) mailing addresses, and the entrance is off Silver Lake Road. Because it's in Green Oak Township, local services and taxes follow the township, not the City of South Lyon.

Schools are the detail I always point out: Hidden Lake is in Brighton Area Schools, not South Lyon schools. The community lists Hawkins Elementary, Maltby Intermediate, Scranton Middle School, and Brighton High School, and MLS listings agree. Confirm the assignment for any specific address.

The homes

Hidden Lake is a planned residential lake community developed by Green Oak Properties. Homes sit on site-condominium homesites. In 2021, the developer's website listed only six homesites left, so most buyers today are looking at resale homes. I couldn't confirm a published total home count, so I've left that out.

Amenities and what's nearby

The centerpiece is the 110-acre all-sports lake. Residents water-ski, go tubing, fish, or just cruise on a pontoon. The community center has a cabana, concession stand, amphitheater, and private sandy beach and swim area, plus a marina.

You enter through a gatehouse along a quarter-mile landscaped drive. More than five miles of walking paths and boardwalks wind past gardens, ponds, and waterfalls. Resident volunteers on the association's social committee plan events through the year, like a fishing contest and live music at the amphitheater.

Outside the gates, you're close to Island Lake Recreation Area and Kensington Metropark, with shopping and dining in both South Lyon and Brighton. US-23 and I-96 are both close by. My South Lyon and Brighton guides cover both towns.

HOA and key rules

The Hidden Lake Community Association runs the shared amenities and the social calendar. Its governing documents and lake rules aren't posted publicly, so I don't summarize them here. With a lake community, I always help buyers ask a few questions early:

• What lake and marina rules apply, and does the home come with a boat slip?
• Which architectural guidelines apply to docks, fences, and exterior changes?
• How are the beach, trails, and community center maintained and funded?
