Living in Pine Creek Ridge, Brighton

It's a wooded, "up north" setting with its own lake lodge, yet the HOA describes it as within walking distance of downtown Brighton. I live just down the road in South Lyon, and here's my guide to what makes Pine Creek special.
Where Pine Creek Ridge is
Pine Creek is built on the former Charles Howell Boy Scout Preserve, on the edge of Brighton Lake, close to downtown Brighton. The property crosses township lines. The HOA lists Genoa, Hamburg, and Brighton Townships, all in Livingston County, and homes use Brighton (48116) addresses. The newest section, Pine Creek Bluffs, is at Pinemont Drive and Wyndam Lane.
Pine Creek is served by Brighton Area Schools. The HOA lists Hornung Elementary, Maltby Intermediate, Scranton Middle School, and Brighton High School.
The homes
Pine Creek is a three-community development on about 700 acres, with more than 150,000 pine trees, lakes, streams, and trails:
- Pine Creek Ridge: 254 single-family homesites in the woods.
- Lake Villas at Pine Creek: 96 condominiums on the north end.
- Pine Creek Bluffs: 88 homesites on the south edge, where Mitch Harris Building Company is still building new homes. Ranches there must be at least 2,500 square feet, and 1.5- and 2-story homes need at least 2,000 square feet on the first floor.
So you can choose between an established custom home, a condo, or new construction, all in the same setting.
Amenities and what's nearby
The amenities are what set Pine Creek apart. The community's log-cabin lodge on Brighton Lake has a sandy swimming beach, a dock, and a full kitchen for gatherings. Residents can use kayaks, paddle boats, paddle boards, a fishing boat, and a sailboat. To keep things peaceful, only electric motors are allowed on the lake. There's also a pool and spa (at the Villas), a tennis court, and miles of nature trails where you'll spot deer, wild turkeys, and even bald eagles. A separate nonprofit, the Pine Creek Conservancy, protects the conservation areas.
Downtown Brighton's Main Street, Mill Pond, and the famous "Tridge" are close by. I-96 and US-23 meet just outside town. My Brighton community guide has more about the area.
HOA and key rules
Each of the three communities has its own HOA, bylaws, and covenants, so check which one a home belongs to. Pine Creek Ridge's HOA is managed by Sentry Management, and its Declarations are posted in the Realtor Kit on the official website. A few things to know:
- For-sale signs must follow Pine Creek's sign guidelines and be approved.
- Tours of the community facilities are scheduled in advance, with the buyer's agent present.
- In Pine Creek Bluffs, fences need architectural committee approval and outbuildings aren't allowed.
